BFT gate installation in Las Vegas typically runs $850 to $2,400 for a complete residential swing-gate setup with operator, and most jobs are finished within one to two days once parts are on hand. We’re an independent BFT service provider, not a factory shop, so our price reflects the actual work and real parts, never a brand markup. If you own a BFT operator or you’re planning a new gate around one, call (725) 777-5391 and we’ll give you a written number before any work starts.
This page is for Las Vegas homeowners who already know BFT equipment or just inherited a house with it and want straight answers: what fails, what it costs, and what a proper installation looks like. Dean Prescott and our crew have installed and serviced BFT operators across the valley since 2008.
How BFT Products Fail – and How We Fix Them
BFT builds solid Italian-made operators, but the Las Vegas climate works against certain components harder than others. Here’s what we actually see in the field:
- Deimos BT series – capacitor failure from desert heat. The Deimos BT control board sits inside a metal housing that bakes in the summer sun. The start capacitor gets weak over time, so the motor hums but won’t turn the gate. We replace the capacitor with a higher-temperature-rated part and check the board for heat damage before reinstalling.
- Phobos series – limit switch drift causing gate slam. The Phobos actuator relies on mechanical limit switches that shift over thousands of cycles. When they drift, the gate closes too hard or stops short of the post. We recalibrate the limits and often remount the switch bracket with thread-locker so it doesn’t drift again inside a year.
- Icaro and Sub series – solar panel undersizing on new installs. Homebuilders sometimes match a small aftermarket solar panel to a BFT operator sized for a heavier gate. The battery never fully charges, and the gate dies mid-cycle. We size the panel and battery to the actual gate weight and duty cycle, not the manufacturer’s minimum spec.
- Rigel 5 control board – moisture intrusion through the conduit knockouts. This one shows up after monsoon storms or irrigation overspray. Water follows the low-voltage wires into the housing and corrodes the board. We seal the knockouts with weatherproof fittings and install a small desiccant pack inside the housing as standard practice on outdoor BFT boards.
- Max Ultra 2 swing operators – broken capacitor on heavy double gates. On double swing gates, each leaf has its own operator. If the gate is over the weight rating or the hinges bind, the capacitor blows repeatedly. We check the hinge bearings on every BFT install before we mount the operator. A gate that swings freely keeps the operator alive for years instead of months.
Styles & brands we work with

Our BFT Gate Installation Process
Every BFT installation we do follows the same order of work, whether it’s a Deimos on a Summerlin driveway or a Rigel 5 under a covered pedestrian gate near Henderson:
- 1
Call and describe the gate. You tell us what the gate is doing or not doing, plus the gate’s length, height, and material. We’ll give you a ballpark right there on the phone.
- 2
Site walk and measurement. We measure leaf weight, hinge condition, post depth, and power access. We also check the operator model and control board so we know exactly what we’re working with.
- 3
Written quote before work. You get a fixed price in writing, parts and labor separated. No surprises after we’ve unbolted anything.
- 4
Installation and wiring. We mount the operator, set the limits, wire the safety edges and photocells, and run through the full open-close cycle at least a dozen times.
- 5
Load test under real conditions. We test the gate against wind, heat, and repeated cycling. A gate that drags at 3 p.m. in August will fail in September, so we test it in the sun.
- 6
Cleanup and guarantee. We sweep the work area, show you what we did, and hand you the written Kingswell Guarantee. That’s the 365-Day Done Right Promise, in writing on the invoice.

AfterWhat BFT Gate Installation Costs in Las Vegas
We give real numbers, not vague estimates. Here’s what BFT work typically runs across the Las Vegas Valley:
- BFT actuator replacement (single swing gate): $620 to $1,150 parts and labor
- Full BFT operator install with new control board, arms, and safety edges: $1,400 to $2,400
- Pedestrian BFT gate operator (new install, post-mounted): $850 to $1,500
- Sliding gate BFT conversion (from chain-drive to rack-and-pinion): $1,800 to $3,200 depending on gate length and track condition
- Capacitor, limit switch, or minor board repair: $140 to $380
What moves the price: gate weight and length, power availability at the post, whether we’re drilling into block or stucco, and whether the existing wiring can be reused. Every quote is written before we start. Call (725) 777-5391 for a free estimate, and you’ll know the exact number before we turn a single bolt.
Why Las Vegas Homeowners Call Portcullis Gate Repair Las Vegas for BFT Work
Most of the BFT calls we take start the same way: a gate stopped working after another company touched it, or the original installer won’t call back. We fix that with the Kingswell Guarantee, which is the same written promise at every Kingswell location: a written price before work starts, a real arrival window, a clean job site, and a written guarantee on the repair. If our BFT repair fails inside 365 days, we come back and fix it at no charge. That’s not a phrase, it’s stamped on the invoice.
Our techs work on BFT alongside LiftMaster, Mighty Mule, Ghost Controls, and DoorKing, so the person who shows up already knows the specific operator on your property. Background-checked, uniformed, and answering calls live 24/7. Dean Prescott has been training the crew on BFT boards and actuators specifically because the brand keeps showing up on custom homes and HOA gates across the valley.
FAQs
Yes. Every BFT installation we complete includes our 365-Day Done Right Promise in writing. If the install fails within one year, we return and correct it at no charge. Note that the BFT manufacturer’s warranty applies to parts from the factory; our guarantee applies to our workmanship, and we never void a factory warranty by using non-approved wiring or cutting corners on the control board connections.
We can, with one condition: we inspect it first. Some online units are gray-market imports with no U.S. support and unmarked knockoff boards. If the operator is legitimate and the right size for your gate, we’ll install it and charge our standard labor rate, with the same written guarantee on the installation work. Call (725) 777-5391 and tell us the model number on the motor housing.
If the gate motor is under eight years old and the failure is a capacitor, limit switch, or a photocell, repair almost always makes sense. If the actuator housing is cracked, the gearbox is grinding, or the board has corrosion on multiple traces, replacement is usually cheaper over the next three years. We’ll show you both numbers in writing and let you decide, no pressure either way.
For a gate stuck open or a security gate that won’t close, we prioritize those calls and typically arrive same day. For new installations and planned replacements, we schedule within three to five business days once the parts are ordered. BFT parts are stocked by suppliers in Las Vegas, so most common components are available same week. Call (725) 777-5391 and we’ll tell you our next available window for your specific problem.
All of them. We install and service BFT single swing, double swing, sliding gate operators, and pedestrian gate units. We also do the power run, loop detection for vehicle presence, and safety edge wiring. The only thing we don’t do is leave a BFT gate job without testing it under the same conditions it’ll face in a Las Vegas July.
