Elite gate repair in Las Vegas typically runs $165 – $540 for most residential jobs, with actuator swaps, hinge rebuilds, and circuit-board replacements making up the bulk of what we do. Independent Elite service is available same-day in most Las Vegas ZIP codes, and you’ll get a written price before a single bolt gets turned. This page is for Elite owners in Las Vegas, Henderson, Summerlin, and surrounding areas whose gate is acting up, refusing to open, or grinding like it’s chewing gravel. Call (725) 777-5391 and you’ll reach a live person, not a voicemail tree.
How Elite Products Fail – and How We Fix Them
Elite builds dependable operators, mostly swing-gate actuators and the controllers that drive them. But Las Vegas heat and dust don’t care how well something’s engineered. After years of working on Elite systems across the Valley, we see a handful of failure modes repeat themselves. Here’s what actually breaks and what we do about it.
- Limit-switch drift on the SL-series swing operators. The Elite SL family (the SL-1000 and their lighter-duty residential swing arms) uses mechanical limit switches to tell the motor where to stop. In Las Vegas, grit works its way into the switch housing, and the switch itself creeps a few degrees over time. The symptom is a gate that used to open fully but now stops 6 inches short, or slams at the end of travel. The fix is a switch cleaning and re-set, and if the switch is pitted, we replace it with an OEM unit rather than bending the arm back into place, which just moves the problem 3 months down the road.
- Capacitor failure in the CSL-series slide-gate operators. The Elite CSL slide operators run on single-phase power pulled through a start capacitor. Vegas summer heat, combined with the enclosed box most of these live in, cooks capacitors faster than almost anywhere else in the country. The first sign is a humming motor that doesn’t turn or a gate that needs a nudge to get moving. We keep OEM-spec capacitors on the truck for the CSL series, and the swap is usually done inside 45 minutes.
- Worn-out hinge-pin bushings on the swing-arm itself. Most Elite swing gates pivot on the actuator arm, and that arm carries the whole gate panel. After enough open-close cycles, the bushing at the pivot point ovalizes. The gate sags, drags at the bottom, and eventually binds hard enough to trip the motor’s overload. We replace the bushing and re-bush the pivot itself, which costs less than a new actuator and gets the gate closing square again.
- Controller-board heat soak on the older EL-series control boxes. The board inside the control box isn’t a sealed component, and Las Vegas sun hitting a south-facing gate box can push internal temperatures past what the board’s voltage regulator is rated for. Owners report gates that work in the morning and die by mid-afternoon. We relocate heat-stressed control boxes to a shaded position where feasible, verify the cooling vents aren’t obstructed, and when the board is already cooked, we quote the replacement up front so there are no surprises.
- Photo-eye misalignment after wind or ground movement. Las Vegas soil shifts. The ground around gate posts contracts and expands, and the safety photo-eye that’s supposed to hold the gate open for a car gets nudged out of alignment. The gate then reverses when it shouldn’t, or refuses to close at all. We re-align the eyes, check for loose post mounts, and re-torque everything so the fix holds.

Our Elite Gate Repair Process
Every Elite gate repair we do follows the same path. You’ll never wonder where a job stands, and you’ll always know the price before the work begins.
- 1
You call, a live person answers. Day or night, holidays included. We ask what the gate is doing, or not doing, and schedule a real arrival window.
- 2
The tech arrives and diagnoses. Dean Prescott or one of our background-checked techs tests the operator, the limits, the safety eyes, and the mechanicals. We find the actual problem, not the most expensive guess.
- 3
You get a written price. Before any work starts, you see the number in writing. That number includes parts, labor, and tax. If it changes, we stop and tell you first.
- 4
We repair with the right parts. On Elite systems we prefer OEM parts where they matter: limit switches, capacitors, controller boards. For non-critical hardware like brackets and fasteners, we use quality aftermarket components that meet spec. We’ll tell you which is which.
- 5
We test the full cycle, then test it again. Open, close, obstruction detection, force settings. If the gate hesitates, so do we.
- 6
You get the written Kingswell Guarantee. Every repair leaves with a written 365-day guarantee. If it fails inside a year, we come back and fix it at no charge.

AfterWhat Elite Gate Repair Costs in Las Vegas
Most residential Elite gate repair jobs in the Las Vegas Valley fall into the $165 – $540 range, parts and labor included. Here’s how common jobs usually break down:
- Limit-switch cleaning and re-set: $165 – $260
- Capacitor replacement on a CSL-series slide operator: $185 – $320
- Hinge-pin bushing and pivot rebuild: $240 – $430
- Controller-board replacement: $290 – $540 depending on series and board type
- Full swing-arm actuator swap: $450 – $900 when the actuator itself is done
What moves the price is mostly parts availability. Some Elite boards and actuators are carried by local distributors and cost less to source; others have to be ordered, which adds a few days and a bit of freight. We’ll tell you which situation you’re in before you commit to anything. Call (725) 777-5391 and describe the symptom. Estimates are free.

Our techs show up in uniform, background-checked, and they’ve already worked on the Elite system you own before they pull into the driveway. The 365-Day Done Right Promise means a repair that fails comes back fixed at no charge, no argument about whose fault it is.
FAQs
Yes, for components where the OEM part matters, including limit switches, capacitors, controller boards, and actuator internals. We’ll quote OEM on those jobs. On non-critical hardware where an aftermarket part meets the same specification, we offer that option and tell you the difference so you can choose with real information.
No, because we don’t make warranty claims for the work. We’re an independent Elite service provider, which means we work on the system you own without going through the manufacturer’s warranty process. The written Kingswell Guarantee we provide is our own, and it’s 365 days on the work we performed.
Same-day service is available for most emergency calls, and regular diagnostics are usually scheduled within one to two days. A live person answers (725) 777-5391 24 hours a day, so you’ll know your window before you hang up.
If the actuator arm is seized, the gear train is stripped, and the board is fried, a new operator starts to make more sense than a rebuild. We’ll sketch out both options with real numbers on the truck, and you’ll make the call based on cost, not on a sales pitch.
We don’t charge a separate diagnostic fee when we perform the repair. The price you get covers the visit, the diagnosis, the parts, and the labor, in writing, before the wrench comes out. Call (725) 777-5391 and tell us what the gate is doing, and we’ll give you a real price range on the spot.
