Most BFT gate motor replacements in Las Vegas run between $850 and $2,400 installed, depending on which BFT series you have and whether we’re swapping the motor, the control board, or the full operator assembly. We stock BFT-compatible motors and parts on our trucks, so most replacements are done the same day we arrive. You’ll usually discover the motor has failed in one of two ways: the gate simply stops responding to the remote, or it moves a few inches, groans, and gives up. Sometimes it’s a slow decline over weeks, and other times it fails overnight after a power surge or a hard wind storm off the Spring Mountains.
Here’s the thing about Las Vegas specifically: our heat is brutal on gate electronics. BFT builds solid Italian hardware, but no circuit board loves 110-degree summers inside a metal operator housing. I’ve seen more failed BFT capacitors and cooked control boards in Summerlin and Henderson than anywhere else we work. The good news is that a BFT motor swap is usually a straightforward fix when you know the series and have the right part on hand.
We’re an independent Las Vegas gate repair company, not affiliated with BFT directly. We just happen to service a lot of their operators across the valley and keep the common replacement parts in stock.
Key takeaways:
- Typical installed BFT motor replacement cost in Las Vegas: $850 – $2,400
- You’ll get a written price before we touch a single bolt
- Every BFT replacement is covered by our 365-Day Done Right Promise in writing
- Most swaps are completed same day, often within 2 – 3 hours on site
- We carry BFT-compatible motors and control boards for the most common series
Which BFT Models This Applies To
BFT has been making gate automation since the 1980s, and across Las Vegas we run into a handful of series more than any others: the older Phobos and Deimos swing-gate actuators, the Icaro and Sub underground swing motors, and the Rigon and Kustos slide-gate operators. If your property has a modern BFT, it’s likely from the Kustos Ultra, Rigon BT, or Phobos N BT lines. Each series uses a specific motor assembly, and they are not interchangeable across series. A Phobos N motor does not drop into an older Phobos A housing, even though the mounting plate looks close.
How to identify what you have: open the operator cover (disconnect power first, always) and look for the silver BFT data plate. It lists the model, voltage, and sometimes the year of manufacture. If the plate is faded or gone, measure the motor body and count the mounting bolts. Take a photo of the whole operator and the wiring terminals, and we can usually match it from that. For BFT specifically, OEM motors are generally the safer buy on the newer BT series because the control board communicates with motor encoder data that aftermarket generics sometimes mishandle. On older Phobos and Deimos units, a quality aftermarket motor with the same voltage and stroke length works fine, and we keep those in the trucks for faster turnarounds.
One more BFT quirk worth knowing: their 24V operators are far more common in residential Las Vegas installs than the 115V versions. If you buy a motor online thinking it’ll fit and the voltage is wrong, you’ll burn up the new part and possibly the control board too. We always verify voltage before ordering or installing anything.

Signs Your BFT Gate Motor Replacement Is Failing
- Gate hums but doesn’t move. The motor’s start capacitor has failed. This is the single most common failure we see on BFT swing arms after several Las Vegas summers. The capacitor is the part that gives the motor its initial kick, and when it dies, the motor just buzzes. Sometimes a capacitor swap fixes it; other times the motor has been working too hard and needs replacement.
- Gate starts, stops, and reverses partway. The motor’s thermal overload is tripping. This usually means the motor is drawing more current than it should, often because the gate hinges are binding or the arm’s internal gears are worn. The motor is fighting a mechanical problem and losing.
- Gate moves slower than it used to, especially in hot weather. Motor windings degrade over time, and Las Vegas heat accelerates that. When a BFT motor’s windings start to break down, it loses torque. The gate still moves, but every cycle gets a little slower until the day it doesn’t move at all.
- Gate works sometimes, not others. If you’re seeing intermittent failure on a BFT, it’s often a worn motor brush on older DC models or a failing encoder on newer BT-series units. The motor itself may be fine, but the board can’t tell where the gate is, so it locks out and won’t run.
- Burning smell or scorch marks near the motor housing. This one’s serious. Shut the system down at the breaker and stop using the gate. That smell means the motor windings are shorted or the capacitor has leaked and cooked. Continuing to run a gate in that condition can damage the control board, and then your repair bill doubles.
Replacement Cost & What’s Included
Here’s a straight answer on BFT gate motor replacement pricing in Las Vegas, because you deserve a real number before you decide anything:
- Capacitor replacement: $95 – $180 parts and labor, done in under an hour if that’s the only issue
- Motor-only swap (Phobos or Deimos arm): $450 – $850, depending on whether we use an OEM or quality aftermarket motor
- Full operator arm replacement (actuator assembly): $850 – $1,600, which includes the motor, internal gear set, and limit switch assembly
- Underground swing motor replacement (Icaro/Sub): $1,200 – $2,400, since these require excavation and re-seating the operator box
- Slide gate motor replacement (Rigon/Kustos): $900 – $1,900, including gearbox inspection and chain or rack adjustment
The range is driven by which series you have, whether we’re replacing just the motor or the whole operator arm, and whether your gate’s mechanical condition has contributed to the failure. If we replace a motor and find the gate itself is dragging, we’ll tell you. We don’t put a new motor on a gate that’s going to kill it again in six months. Every quote includes the part, the labor, disposal of the old motor, and a written 365-day guarantee on the repair. You get the price in writing before we start, and that’s the price you pay. No surprises after the gate is apart.

If you’re handy and the gate is just moving sluggishly, there are a few safe things to check: verify the breaker hasn’t tripped, look for obvious debris in the track or hinge path, and confirm the hinges aren’t visibly sagging. Those are homeowner-level checks that don’t require opening anything with voltage in it.
What you should not do: open the operator housing and start disconnecting wiring to test the motor yourself. BFT operators run on either 24V DC or 115V AC, and the capacitor inside holds a charge even after the power is off. A shock from a charged capacitor is not a funny story, it’s a hospital visit. Beyond the electrical risk, a misaligned limit switch after a DIY motor swap will cause the gate to overrun its travel and damage the new motor. We’ve cleaned up enough of those jobs to say it plainly: call a trained tech on this one. If you’ve got a BFT gate in Summerlin, Henderson, North Las Vegas, or anywhere in the valley, call us at (725) 777-5391 and we’ll get someone out with the right part on the truck.
FAQs
In Las Vegas, you can expect 8 to 12 years from a BFT gate motor on a well-maintained gate, and closer to 5 to 7 years if the gate is heavy, the hinges are tight, or the operator is exposed to direct sun all afternoon. Heat is the main killer. A shaded operator in Summerlin will outlast an unshaded one in Henderson most years. Call (725) 777-5391 if your BFT is older than 8 years and starting to act up, and we’ll give you an honest read on whether it’s repairable or needs replacement.
Sometimes, yes. If the failure is a bad capacitor, worn motor brushes, or a failed limit switch, we can often repair the motor for $95 – $300 instead of replacing it. But when the windings are burned or the internal gears are stripped, repair isn’t cost-effective and a replacement motor is the honest fix. Tell me what the gate is doing – or not doing – and I’ll give you a real number before I touch a single bolt.
Most BFT motor-only replacements take 2 to 3 hours on site. A full operator arm swap runs 3 to 4 hours, and an underground Icaro or Sub motor replacement is usually a half-day job because of the excavation and re-setting work. You’ll get a firm arrival window when you book, and we call or text when we’re on the way.
We stock the most common BFT Phobos, Deimos, Icaro, and Kustos motors and capacitors on our Las Vegas trucks, along with replacement limit switches and control boards for the newer BT-series units. If your part isn’t on the truck, we can usually source it from our local distributor within one or two business days. We also carry parts for LiftMaster, Mighty Mule, and Ghost Controls operators if you have more than one gate to take care of.
